Whether you are buying an established home, purchasing off the plan, building on your own land, taking over a property already under construction, or buying a recently completed house, an independent property inspection can help you better understand the condition of the property before you commit. At B&B Inspections, we provide practical and independent inspection services across Melbourne, with a strong focus on high-growth suburbs where new construction, estate development, and handover activity are especially common.
Our inspections are relevant whether you are buying, building, or preparing for settlement.
Marketing material and display homes do not always reflect the final result. An independent inspection helps identify defects, incomplete items, and workmanship concerns before handover or settlement.
If you have purchased land and engaged a builder, staged inspections can help identify issues early and reduce the risk of defects being concealed or carried forward.
Even if earlier stages have already been completed, an inspection at the current stage can still identify visible defects, workmanship issues, and items that should be raised before final payment or handover.
Newer homes can still contain defects, poor finishes, drainage issues, waterproofing concerns, and handover items that deserve independent review before acceptance.
Many of Melbourne’s outer and middle-growth suburbs continue to experience strong residential construction activity, especially in newer estates and developing corridors. Homes may be built quickly, trades may rotate through sites in tight timeframes, and defects can be missed or carried forward from one stage to the next.
This does not mean every property has major problems, but it does mean there is real value in an independent assessment that is separate from the builder, developer, sales process, or statutory inspection pathway.
Our role is to provide a practical and objective view of the property’s condition so that you can make more informed decisions before purchase, handover, settlement, or the next construction stage.
Both are important, but they serve different purposes.
In Victoria, residential building work is subject to mandatory inspections by a registered building surveyor at prescribed stages such as slab, frame, and final.
These inspections are generally intended to assess whether the work appears to satisfy approved plans and minimum regulatory requirements.
They are essential, but they are not a detailed defect or quality-control service for the owner or buyer.
Independent inspections focus on practical condition, workmanship, visible defects, and incomplete items that matter to real buyers and owners.
In simple terms: surveyors focus on minimum compliance, while we focus on practical condition and buyer awareness.
Inspection services tailored to different property types and stages of the building or buying process.
For buyers wanting a clearer understanding of the property’s visible condition before purchase.
Inspection for termite activity, damage, and conducive conditions where relevant.
Independent stage inspections during slab, frame, pre-plaster, waterproofing and practical completion stages.
Final inspections before handover, settlement, or final payment to identify defects and incomplete works.
A clear, step-by-step process designed to keep things simple, transparent, and stress-free.

If required, we are also able to communicate in additional languages including Nepali and Hindi, helping ensure clarity and comfort throughout the process.
