Property Inspection Melbourne

Independent inspections for buyers, owners, off-the-plan purchases, homes under construction, and recently completed properties across Melbourne.

Independent Property Inspection Services Across Melbourne

Whether you are buying an established home, purchasing off the plan, building on your own land, taking over a property already under construction, or buying a recently completed house, an independent property inspection can help you better understand the condition of the property before you commit. At B&B Inspections, we provide practical and independent inspection services across Melbourne, with a strong focus on high-growth suburbs where new construction, estate development, and handover activity are especially common.

No Matter Where You Are in the Property Journey

Our inspections are relevant whether you are buying, building, or preparing for settlement.

Buying Off the Plan

Marketing material and display homes do not always reflect the final result. An independent inspection helps identify defects, incomplete items, and workmanship concerns before handover or settlement.

Building on Your Land

If you have purchased land and engaged a builder, staged inspections can help identify issues early and reduce the risk of defects being concealed or carried forward.

Buying During Construction

Even if earlier stages have already been completed, an inspection at the current stage can still identify visible defects, workmanship issues, and items that should be raised before final payment or handover.

Buying a Recently Built Home

Newer homes can still contain defects, poor finishes, drainage issues, waterproofing concerns, and handover items that deserve independent review before acceptance.

Why Property Inspections Matter in Melbourne’s Growth Areas

Many of Melbourne’s outer and middle-growth suburbs continue to experience strong residential construction activity, especially in newer estates and developing corridors. Homes may be built quickly, trades may rotate through sites in tight timeframes, and defects can be missed or carried forward from one stage to the next.

This does not mean every property has major problems, but it does mean there is real value in an independent assessment that is separate from the builder, developer, sales process, or statutory inspection pathway.

Our role is to provide a practical and objective view of the property’s condition so that you can make more informed decisions before purchase, handover, settlement, or the next construction stage.

Common Reasons Clients Contact Us

  • Pre-purchase peace of mind
  • Concerns about workmanship quality
  • Building on their own land with a volume builder
  • Buying off the plan
  • Taking over a property mid-construction
  • Final handover or PCI concerns
  • Wanting an independent second opinion

Building Surveyor Inspections vs Independent Property Inspections

Both are important, but they serve different purposes.

Statutory / Building Surveyor Inspections

In Victoria, residential building work is subject to mandatory inspections by a registered building surveyor at prescribed stages such as slab, frame, and final.

These inspections are generally intended to assess whether the work appears to satisfy approved plans and minimum regulatory requirements.

They are essential, but they are not a detailed defect or quality-control service for the owner or buyer.

Why Our Independent Inspections Add Value

Independent inspections focus on practical condition, workmanship, visible defects, and incomplete items that matter to real buyers and owners.

  • Visible workmanship issues
  • Defects affecting presentation or durability
  • Incomplete finishes and handover items
  • Concerns that may not stop a statutory sign-off but still deserve attention
  • Clearer insight before settlement, handover, or the next build stage

In simple terms: surveyors focus on minimum compliance, while we focus on practical condition and buyer awareness.

Construction Stage Inspection Process

1. Initial Request
Provide property address, your name, and the inspection stages required. We will send you a detailed quote via email.

2. Quote Acceptance
Once accepted, please provide your builder’s contact details. It is recommended you inform the builder in advance that independent inspections will be carried out.

3. Builder Coordination
We liaise directly with the builder and request at least 48 hours’ notice prior to each stage inspection.

4. Stage Inspections
Inspections are conducted at each nominated stage. Where possible, we check whether previously identified defects have been addressed. Note: some items may become concealed as construction progresses.

5. Reports
Reports are issued after each stage inspection. Reports are sent to you directly unless you have authorised us to share them with the builder.

6. Important Note
While we identify defects, it is important that you ensure rectifications are completed with the builder. Follow-up inspections for rectification verification can be arranged separately if required.

Clear Communication – No Technical Confusion

We understand that buying or building a home can be overwhelming — especially when dealing with technical terms and construction details.

That’s why we take the time to explain findings in simple, practical language, so you clearly understand what has been identified and what it means for you.

If required, we are also able to communicate in additional languages including Nepali and Hindi, helping ensure clarity and comfort throughout the process.
